The City is evaluating the feasibility of renovating the historic Women’s Club House, its oldest structure, and reestablishing it as an entertainment and activity center in West Tulare near Downtown. This effort supports Downtown revitalization while preserving a key historic asset.
City staff completed a market and financial feasibility analysis for converting the former facility into a multipurpose venue. The study assessed local demand, compared venues within a 25-mile radius, and evaluated the market potential and financial viability of the proposed indoor space.
The analysis identified several niche event types that would generate community interest while minimizing competition, including school reunions, product launches, art and cultural exhibitions, educational workshops, networking events, and children’s museum-style activities.
Findings show strong demand for indoor venues and limited local competition, indicating high viability. Financial projections suggest the venue could become profitable within a reasonable timeframe. Success will depend on strategically filling the market gap and offering unique features that differentiate it from other venues.
Based on the study, developing the proposed indoor venue is recommended to meet demonstrated demand and capture a steady stream of events.
